The Carolina Dermatology & Plastic Surgery project involved the adaptive re-use and renovation of a 41,327 SF four-story building in Columbia, South Carolina, originally constructed in 1973, transforming it into a modern dermatology and surgical facility. The project preserved key historic architectural elements, including the restoration of ribbon windows and the concrete façade, while maintaining the existing structural core and shell. The interior was reconfigured to support clinical, procedural, and administrative medical operations, including more than 45 clinical and procedure rooms and a fourth-floor surgical suite. The redevelopment also included speculative office space for future tenant build-out, revitalizing an abandoned building into a fully functional healthcare environment.
